About the product
Biokleen Surface Sealant is the third and final step in BIOkleen's wood protection system. It provides the decking with an enhanced surface shield with dirt- and water-repellent properties that make the deck significantly easier to keep clean. The product is breathable – the surface can breathe – while water droplets bead up and roll off. This reduces the risk of surface growth, mold, and cracking.

How to apply
Distribute the product evenly with a brush or roller and work it in or wipe away excess liquid. Be sure to brush out any excess to ensure an even surface.

- The surface should not be exposed to rain within 24 hours of application
- If you have treated the wood with Deck Protection, wait at least 4 hours before applying the Surface Sealant

How long does the protection last?
The Surface Sealant is long-lasting and enhances the effect of the entire BIOkleen wood protection system. The lifespan depends on exposure and wear, but regular cleaning will extend the results.
What does "breathable" mean?
It means the surface breathes – moisture can escape from the wood without getting trapped under the surface layer. This reduces the risk of cracking and peeling.
How much do I need?
Expect approximately 1 L per 10 m². For a 30 m² deck, you need about 3 L, and for 50 m², about 5 L.
What temperature can I apply it in?
The recommended outdoor temperature is 10–20 °C. Avoid application in direct sunlight or on sun-warmed surfaces.
Do I need to prime first?
The Surface Sealant is used as Step 3 in the BIOkleen system. For best results, it is recommended to first wash with Deck Wash and treat with Deck Protection before applying the Surface Sealant.
Is the product environmentally friendly?
Yes, the product is water-based and part of BIOkleen's environmentally adapted wood protection system.
Can I apply it myself or do I need a professional painter?
You can easily apply it yourself using a brush or a roller on a pole. No professional expertise is required.
Pre-treatment
For best results, the substrate should be well-cleaned and free from dirt, oil, and old surface treatments. Use BIOkleen's Deck Wash to thoroughly clean the decking. Let the surface dry out completely before proceeding with Deck Protection and then the Surface Sealant.
Application
Apply the Surface Sealant with a brush or a roller on a pole. Distribute the product evenly and work it in or wipe away excess liquid – be careful to brush out any excess. The surface should not be exposed to rain within 24 hours. If you have treated the wood with Deck Protection, wait at least 4 hours before applying the Surface Sealant. No dilution is needed – the product is ready to use straight from the container.
